Hurray your family and friends are coming back. Live in Fl too and can&amp;#39;t imagine living without AC...we have to keep it on 80 and use fans cause of finances but still have it. Have you investigated the small AC units that attach to the walls(not the old fashioned ones that go in your window)...of course can&amp;#39;t think of their name right now....senior moment...bummer. 

Are you the owner of the house? Can you make some rules about usage of the washer and dryer or the back porch? Yes the rent money is nice but the renters don&amp;#39;t have the right to hold your house hostage. Do you have a friend who knows the ins and outs of being a landlord.....maybe somewhere on net....
